What is BREEEAM (BRE Environmental Assessment Method)?
BREEAM master plan projects are one of the world’s leading green building rating systems for infrastructures and buildings. It sets out the requirements for a series of life cycle stages for New Construction, Renovation and Existing Buildings. BREEAM was first introduced to the market in 1990. From that day onwards, a total of 2.262.900 registered buildings with more than 561,100 certifications were obtained in 78 countries.
What is BRE Trust?
BRE Trust is the largest British charity which is working in the research and education field especially in the building sector. BRE Trust was founded in 2002 to develop information, innovation and communication for the public good. The BRE Trust is funding new research and training programs that will help the BRE Group achieve its goal of “to build a better world.”
What is Bre Group doing?
The BRE group is divided into Bre Global, BRE and BRE Ventures.
BRE Global is committed to protecting and enhancing the performance of fire, security, environment and other products and services. It is an independent third-party certification body that certifies products on the international market. Newly produced information through independent research identifies products, standards and qualifications that help build buildings, homes and people to create safe, productive, sustainable and enjoyable spaces. One of the third-party certificate services is BREEAM. BRE Global develops the BREEAM methodology and trains independent BREEAM Evaluators and gives licenses. However, the Global Framework Standard (BES 6001) proves that construction materials are produced from responsible sources. Environmental Profiles is a method for identifying and assessing environmental impacts related to building materials. ISO 9001 is the standard used to assess and document the quality management system of an organization. ISO 14001 demonstrates the quality and commitment of an organization to the environment management system. OHSAS 18001 helps health and safety be fully integrated into company policies and work practices.
What is the GreenBookLive?
GreenBookLive is a free online database of fire, safety and sustainability certified products offered by BRE Global. It helps architects, designers, end users and teams preparing bidding documents identify products with low environmental impact. GreenBookLive has a wide range of products and services for all building materials. In addition, there are lists of trained and licensed BREEAM Assesors and qualified BREEAM AP (Accredited Professionals) experts.
Who are BREEAM Assessor?
BREEAM specialist has a level of proficiency in the type of certification that is licensed and monitored by BRE Global. The mission statement is to manage the evaluation process and apply for certification for the project on behalf of the client. In doing so, it will communicate with the client and relevant stakeholders, confirming the appropriate system, implementing the criteria of the relevant system, and facilitating the evaluation. Only BRE Global licensed assessors can be found on offer, registration, undertaking and application for an evaluation certificate.
Who are BREEAM AP?
They are an expert in sustainability and environmental design, and at the same time a high-level control in BREEAM and the evaluation process. BREEAM AP is a defined and recognized ‘sustainability champion’ in BREEAM.
BREEAM AP uses their expertise to assist clients and project teams by facilitating project-to-project evaluation and collaboration for solutions for plan compliance, goal setting and performance monitoring.
If a BREEAM AP is not a licensed BREEAM auditor, he/she can not assume the BREEAM evaluation and apply for the corresponding certification system.

What are BREEAM Certification Levels and Percentages?
BREEAM assesses performance-based design, construction, procurement and operation processes of the building. Evaluations are conducted by independent, licensed assessors and rated at Pass, Good, Very Good, Excellent and Outstanding levels.

What are the BREEAM Categories?
- Management (%12): They are environmental criteria in the management of the site management and the use of the building. In this category;
- Energy (%19): It is aimed to reduce the energy consumption of constructions to the minimum.
- Health and Comfort (%14): Human health aims to promote and reward designs that improve the comfort of building users. The criteria used are natural ventilation and daylight usage.
- Transportation (%8): The use of bicycles and public transport are encouraged.
- Water (%6): Encourage the use of systems that reduce water consumption.
- Materials (%12,5): Encourage the use of building materials to be selected from approved materials with environmental impacts.
- Waste (%7,5): The recycling of wastes generated during the building production process and the evaluation of the wastes generated during the building operation and usage process are supported and the designs on these sides are rewarded.
- Field Usage and Ecology (%10): It was aimed to preserve previously unpolluted land and biodiversity.

What are BREEAM Certification Steps?
A structure that enters the BREEAM certification process is certified in 2 stages. These are;
- Design stage evaluation, this work results in intermediate certification.
- Post-construction evaluation, final certificate is received.
What are BREEAM Construction Categories?
BREEAM International New Construction
The BREEAM New Buildings certificate assesses the design, construction and intended use phases of the building, including the entire natural, artificial, local environment surrounding the building.
Which building types are suitable?
All newly built public, private, residential and commercial buildings can be included in the certification system. The Bespoke Process is applied for different types of buildings listed or out of scope. This practice allows the adaptation of the criteria in line with the requirements of the investor project.
It is a program that helps building managers reduce operating costs and improve environmental performance in existing buildings.
Which building types are suitable?
It is suitable for all existing commercial constructions. Currently, existing construction certificates are not applied in residential buildings. How do they make a difference?It provides the following benefits to investors and building users:

BREEAM International Refurbishment and Fit-Out Technical Standard
It aims to assess and mitigate unnecessary environmental damage while completing renewal or fit-out projects with standard developers and building owners. After the evaluation period, certificates are given within the scope of the improved building shell, structure, basic core services.

Which building types are suitable?
This type of certificate covers a wide range of buildings; commercial buildings like retail and office, residentials like student and care houses. It can also be applied for building types such as schools and hospitals which are public buildings. How is the system working?The construction investor must first work with a licensed BREEAM Renewal and Fit Out Expert. Field visits are organized after an expert has been assigned to the project. These visits are usually held twice in the preliminary evaluation phase and immediately after the building has been renewed. The assessor completes the assessments during and after the field visits and continues to collect the necessary evidence from the project team.
It provides a guide for the development, measurement and certification of large-scale projects in the context of sustainability. During the master plan process, it provides a study guide to planners, local authorities, developers and investors.

It can be applied to all medium and large scale projects including urban transformation projects.

BREEAM Bespoke is valid for which building?If a building is not among the types of buildings designated by BREEAM, in other words, if it is a non-standard building, the certificate can be obtained by following the certificate type called the Bespoke Assessment. The employer and the consultant should contact BRE Global for advice and information on how the procedure should proceed.
Which certificate type should Data Centers follow?
BREEAM Data Centers 2010 is being followed in the UK for Data Centers. Internationally, Bespoke is currently being followed. But after updating the certificate type created for BRE Global Data Centers, Bespoke will not be needed.
It means developing different innovative approaches and engineering practices for different building typologies in order to get high points from the BREEAM scoring system, to build a more sustainable structure, to increase the brand value of the building and most importantly the construction of the building and to minimize the damage to the environment throughout its entire life cycle.
The BREEAM certificate provides international credibility and recognition. BREEAM shows that a building is built to the highest standards. BREEAM green building rating system is older than LEED. Both systems evolved in their own versions and continue to developed. In particular, LEED and BREEAM comparisons of customers can be very difficult and misleading in terms of strengths and weaknesses of both certificates.
Is the number of green buildings increasing in the world and in Turkey?
The world population has increased exponentially in the last 60 years, reaching 7 billion today from 2.5 billion in 1950. This increase has increased the demand for limited natural energy resources and has led to environmental problems such as global warming, biodiversity loss, water scarcity, reduced water and its quality, deforestation, air pollution caused by automobiles, and health problems. Since buildings are responsible for about 40% of total greenhouse gas emissions, they play a crucial role in achieving sustainable development with the construction industry and business processes. For this reason, green building construction for the building sector is emerging as a necessity, not an alternative today.
Green building rating systems do not cost the project extra, except for registration, evaluation and consulting fees. However, we can say that it can be changed according to the credits followed in the project and according to the desired certificate level. Unlike LEED, especially at BREEAM, you may have to work with a specialized ecologist and geojolist, which will not cost you a lot of money. Especially if the certificate is considered to be worth to the project and the operating expenses will decrease, the extra cost paid in the first place is not very important.
For the BREEAM project, BRE-GLOBAL is registered and the registration fees vary according to the size of the project. However, there is a separate fee for the design certificate and a separate fee for the construction certificate. Project design and construction can be sent together.
