ÇEBI Natura, a project containing 114 houses by ÇEBI Yapı on the Esenyurt E-5 highway, became Turkey's first LEED GOLD certified home Office project with ERKE's Green Building Consultancy.

LEED (Leadership in Energy and Environmental Design) certification process issued by the American Green Building Council (USGBC) by scoring 65 points and received LEED Gold in the BD+C (Core and Shell, Core and Shell) category.

The building, which received 24 of the 28 points in the Sustainable Land Use heading, also reduces the usage costs of building users with the 21 points it receives from the Building Energy Performance Optimization and Renewable Energy Use sub-headings in the Energy and Atmosphere heading.

ÇEBI Natura has also achieved high success rates in Interior Quality (6/12), Innovation in Design (4/6), Regional Priority Credits (3/4) within the scope of LEED BD+C.

Sustainable Plots

A site far from water sources, without first-order agricultural land, without protected living species, and without flood risk has been selected for Çebi Natura Green Office. Although the Çebi Natura Green Office area is a previously developed land, it is within walking distance to at least 10 basic services where people can meet their daily needs and is in the center of residential areas. Çebi Natura Green Office is within walking distance to public transportation stops. To support the use of low-emission vehicles, prestigious areas in parking lots are reserved for low-emission vehicles. By not exceeding the minimum number of parking lots required by local regulations, the use of alternative means of transportation was supported. By creating parking lots in the basement floors, the heat island effect that will result from parking lots in harsh landscape areas has been reduced. In addition, it is aimed to reduce the heat island effect caused by roofing materials by using light-colored roofing materials October 2016. In order to prevent light pollution, outdoor lighting fixtures have been selected with a narrow angle and light escape from the land boundary to the outside has been prevented. A guide has been prepared for the tenants describing the building and containing the criteria for construction with a green building design.

Water Efficiency

By using water-saving fixtures, 42% water saving was achieved throughout the building. Energy and Atmosphere A suitable application has been made for the project with the test and commissioning process in the entire building and incorrect applications have been prevented in the field. By making an energy-efficient design and choosing energy-efficient products for material purchases, energy savings of 28% were achieved. 4% of the total building energy consumption is covered by solar energy (Photovoltaic Panels). Chlorofluorocarbon-based refrigerants are not used in heating, cooling, ventilation systems. Refrigerants that have little effect on ozone and global warming are used. Energy measurements are carried out separately on the basis of systems in the entire building. Tenants are able to monitor their own energy consumption.

Materials and Resources

Waste bins for paper, cardboard, metal, plastic and glass have been placed on each floor in areas that are easily accessible to everyone. At least 20% of the material cost constitutes the recycled material cost. Thus, support was given to the use of recycled materials. At least 20% of the material cost constitutes the local material cost. Thus, the carbon emission caused by transportation has been reduced. 90% of the living areas receive daylight and views within comfort.

Interior Quality

In order to prevent dust and pollution inside the building, there is an 8 m long mat at the entrances of the building, F7 filter is used in air conditioning plants and negative pressurization is performed in areas with chemicals inside. The building was provided with 80% more fresh air than the values specified in the relevant standards; thus, indoor air quality was improved. CO2 sensors have been installed in areas where the number of people is dense. The air handling units are protected against dust and dirt during the construction site. The VOC (Volatile Organic Compound) values of all adhesives and filler materials used in the building are below the limit values. The VOC (Volatile Organic Compound) values of all paints and coatings used in the building are below the limit values. At least 50% of the building users have access to temperature control.
