As ERKE, we managed the LEED v4.1 O+M: Existing Buildings certification process for the AL AALAMI FACTORY FOR FURNITURE AND WOODEN INDUSTRIES project located in the 2nd Industrial City area of Riyadh, Saudi Arabia. This existing production facility serving the furniture and wood industry achieved LEED Gold level with a score of 67/100 on April 21, 2026. For the 4,653 m² project, we addressed operational performance, energy management, water efficiency, waste performance, and indoor environmental quality in a holistic manner, creating a strong reference among LEED-certified industrial buildings in Riyadh.

Materials and Resources — MR: 7/9
A strong performance of 7/9 points was achieved by structuring purchasing policy, maintenance and renovation policy, and waste performance (7/8). Resource management was transformed into a more traceable, disciplined, and sustainable system.

Indoor Environmental Quality — IEQ: 20/22
With 20/22 points, indoor environmental quality became one of the strongest performance areas. Minimum indoor air quality, tobacco smoke control, green cleaning policy, and overall IEQ performance were managed through ERKE’s engineering coordination.

Innovation — IN: 0/1
The Innovation category was completed at 0/1. Instead of targeting points here, we focused resources on high-impact categories such as energy, IEQ, transportation, and waste management.

Green Building Consultancy and Certification Strategy: We analyzed the operational conditions of the existing facility during the pre-assessment phase and customized the strategy according to LEED O+M requirements. Sustainable Building Analyses & CFD: We addressed energy performance, indoor environmental quality, and occupant comfort through engineering-driven analyses, including energy modeling, daylight simulations, and comfort optimization.

Sustainable Material Consultancy: We coordinated procurement, maintenance, and waste processes through environmentally responsible sourcing strategies, establishing a measurable and LEED-compliant resource management system.

Testing & Commissioning and System Safety Coordination: Through our commissioning approach, we supported the reliability of mechanical, electrical, and operational systems, managing control, documentation, and performance verification processes aligned with certification goals.

Sectoral and Environmental Contribution

In production-focused facilities such as furniture and wood industries, sustainability extends beyond environmental impact reduction; it directly affects operational efficiency, employee comfort, resource management, and corporate reputation.
