As ERKE, we successfully completed the certification process we carried out for the GERSAN ELECTRIC PRODUCTION FACTORY located in Çaycuma, Zonguldak, within the scope of LEED v4.1 O+M: Existing Buildings. Achieving LEED Gold level with a total score of 61/100, this project became a strong example of industrial transformation where we holistically optimized existing building performance across operational efficiency, water management, energy use, and indoor environmental quality. With the certification dated March 2026, we made the LEED-certified industrial facility approach in Çaycuma visible through measurable performance outcomes.

LT — Location and Transportation: 13/14
By achieving 13/14 points in transportation performance, we elevated the facility’s accessibility and mobility performance to a strong level. As ERKE, we structured the existing usage scenario of the building in alignment with LEED O+M: Existing Buildings criteria and managed operational transportation data within the most efficient framework.
SS — Sustainable Sites: 2/4
We achieved 2/4 points under sustainable sites, delivering effective results particularly in Heat Island Reduction and Site Management. Taking into account the realities of an existing industrial facility, site constraints, and operational continuity, we structured this category at an optimal level in line with project goals.
WE — Water Efficiency: 9/15
With 9/15 points in water efficiency, we implemented strategies that measurably improved the facility’s water use performance. As ERKE, we managed a sustainable operational approach focused on reducing water consumption without disrupting existing operations, supporting the LEED Gold level.
EA — Energy and Atmosphere: 16/35
We achieved 16/35 points in Energy and Atmosphere, while also meeting the prerequisites of Energy Efficiency Best Management Practices and Fundamental Refrigerant Management. By addressing the existing building operation with a focus on energy performance, we strengthened the facility’s efficiency trajectory and established a manageable energy optimization strategy suitable for industrial use.
MR — Materials and Resources: 4/9
We achieved 4/9 points in Materials and Resources while successfully managing the requirements of Purchasing Policy and Facility Maintenance and Renovation Policy. As ERKE, we structured procurement and maintenance processes around sustainability, strengthening waste performance and aligning resource management with facility operations.
IEQ — Indoor Environmental Quality: 17/22
With 17/22 points in indoor environmental quality, we established one of the project’s strongest performance areas. Along with Minimum Indoor Air Quality, Environmental Tobacco Smoke Control, and Green Cleaning Policy requirements, we created a high-level indoor environment standard that supports occupant health and workplace comfort.
IN — Innovation: 0/1
The Innovation category remained at 0/1 for this project. As ERKE, instead of expanding points in this category, we prioritized energy, water, transportation, and indoor environmental quality strategies that directly contribute to the operational performance of the existing building, developing the most suitable and optimal strategy for the project dynamics.
This project was registered as an Individual Project with an industrial production facility function and evaluated over a total gross area of 28,948.54 m². By managing the certification process under LEED v4.1 O+M: Existing Buildings, we concluded the project at the LEED Gold level with a total score of 61/100.
LEED is an international green building certification system developed by USGBC that holistically evaluates buildings in terms of energy, water, materials, indoor environmental quality, and operational performance. Especially for existing buildings, it makes not only design decisions but also daily operational performance visible and measurable. Therefore, LEED Gold level is a significant indicator proving a building’s sustainability approach not only in theory but also in practice.
