Technical category and credit details were structured based on the assessment report. Within this framework, we established a manageable and goal-oriented certification approach by integrating BREEAM-certified residential principles into design decisions in Alanya.

This structure allowed us to manage BREEAM Residential performance not only as a result but also at the level of engineering decisions.
Management (Man) – 7/17: We structured management performance by integrating construction processes, commissioning, and aftercare into the project plan. A controlled framework was established, particularly in responsible construction practices, handover, and post-occupancy support.
Health and Wellbeing (Hea) – 9/19: We enhanced user experience through daylight, indoor air quality, private outdoor space, and water quality strategies. Full credits (5/5) were achieved in visual comfort, and natural ventilation potential was integrated into design decisions.
Energy (Ene) – 20/27: Energy performance was the strongest category. We reduced operational energy load through LED lighting, energy monitoring infrastructure, efficient equipment selection, transport strategies, and renewable energy systems.
Transport (Tra) – 3/9: Transportation impacts were addressed through public transport accessibility and a home-office setup. This category was structured at an optimal level in line with location dynamics and residential usage scenarios.
Water (Wat) – 5/8: Low-flow fixtures, main and sub-metering, and leak detection strategies were managed together, making water consumption measurable and reducible.
Materials (Mat) – 4/12: We established a strong framework with EPD-based products, responsible sourcing, durability, and material efficiency. Environmental product declarations were integrated into design decisions to make material strategy measurable.
Waste (Wst) – 1/7: Construction waste management was integrated into site processes, creating a traceable system. This category was shaped with a controlled and applicable waste management strategy.
Land Use and Ecology (LE) – 0/10: Land and ecology were addressed in line with site-specific conditions. The most appropriate certification framework was developed according to project constraints and local dynamics.
Pollution (Pol) – 3/10: Refrigerant impact and NOx emissions were carefully managed through system selection. Environmental impact was reduced with electric system configurations and appropriate technical specifications.
