As ERKE, we managed the LEED v4.1 O+M: Existing Buildings certification process for CETAS BUYUKCEKMECE PLAZA with a clear focus on measurable operational performance. Located in Büyükçekmece, Istanbul, the 7,589 m² project achieved LEED Gold certification on June 5, 2026, with 72/100 points. We structured the certification strategy around transportation performance, energy efficiency, water performance, waste management, indoor environmental quality and operational sustainability. Through this approach, we positioned the project as a strong example of a LEED-certified commercial building and a LEED-certified automotive plaza in Büyükçekmece.

Location & Transportation — 11/14

We delivered 11/14 points in Location & Transportation by aligning the project’s accessibility and user transportation performance with LEED O+M requirements. ERKE managed the Transportation Performance credit with a data-driven documentation strategy tailored to the existing building context.

Sustainable Sites — 1/4

In Sustainable Sites, we achieved 1/4 point through the Site Management credit. We evaluated rainwater management, heat island reduction and light pollution reduction within the operational realities of the existing facility, and we shaped the strategy at the optimum level for the project’s goals.

Water Efficiency — 8/15

We achieved 8/15 points in Water Efficiency through the Water Performance credit. ERKE coordinated the water performance documentation, operational consumption data and LEED submission structure to support the project’s overall LEED Gold target.

Energy & Atmosphere — 28/35

Energy & Atmosphere became one of the strongest performance areas of the project with 28/35 points. We managed energy efficiency best management practices, energy performance and refrigerant management requirements with an integrated engineering approach, directly supporting the project’s LEED O+M certification success.

Materials & Resources — 7/9

We secured 7/9 points in Materials & Resources. ERKE coordinated purchasing policy, facility maintenance and renovation policy, and waste performance processes to create a traceable and verifiable operational framework for the building.

Indoor Environmental Quality — 17/22

Indoor Environmental Quality reached 17/22 points through a user-focused operational strategy. We managed minimum indoor air quality, environmental tobacco smoke control, green cleaning policy, indoor environmental quality performance and Green Cleaning requirements to support comfort, health and operational consistency.

Innovation — 0/1

Innovation was structured in line with the project’s certification priorities and operational scope, with 0/1 point recorded in the scorecard. ERKE concentrated the certification strategy on high-impact operational categories such as energy, transportation, materials, water and indoor environmental quality.

Regional Priority

The project scorecard does not include a separate Regional Priority category. We therefore directed the certification strategy through the applicable LEED v4.1 O+M performance categories and delivered the final 72/100 LEED Gold result.
