EAE DL-4 Factory Achieves LEED Silver in Kocaeli

Located in Dilovası, Kocaeli, EAE DL-4 Factory achieved LEED Silver certification with 50/110 points through the LEED certification process managed by ERKE. The 59,302 m² industrial manufacturing facility was assessed under LEED v4 BD+C: New Construction, covering energy performance, water efficiency, sustainable sites, materials, indoor environmental quality and innovation. We managed the certification strategy in line with the facility’s operational requirements, industrial use profile and project priorities, completing certification on August 19, 2026. With this achievement, we added another major LEED-certified industrial building in Kocaeli to ERKE’s sustainable building portfolio.

Scorecard Summary

Location and Transportation (LT) – 5/16

We optimized the transportation and site strategy according to the project’s industrial location, securing points through Sensitive Land Protection, Surrounding Density and Diverse Uses, Reduced Parking Footprint and Green Vehicles. ERKE structured this category at the optimum level for the facility’s operational needs, site conditions and project objectives.

Sustainable Sites (SS) – 6/10

We achieved 6/10 points in Sustainable Sites by integrating effective stormwater and heat-island strategies into the project. Rainwater Management achieved 3/3 points, while Heat Island Reduction achieved 2/2 points, supported by our coordinated approach to site assessment and environmental impact management.

Water Efficiency (WE) – 8/11

Water efficiency became one of the strongest performance areas of the project, with 8/11 points achieved. We delivered 6/6 points for Indoor Water Use Reduction, supported by a documented 79.51% reduction in indoor water use, while also coordinating outdoor water reduction and water metering strategies to improve long-term resource management.

Energy and Atmosphere (EA) – 12/33

Through our whole-building energy modelling and engineering optimization, we demonstrated 25.2% energy cost savings against ASHRAE 90.1-2010 Appendix G, securing 10/18 points for Optimize Energy Performance. Together with Advanced Energy Metering and Enhanced Refrigerant Management, we delivered 12/33 points and developed an energy strategy optimized for the operational realities of a large-scale manufacturing facility.

Materials and Resources (MR) – 4/13

We managed material selection and documentation with a focus on environmental product declarations, responsible sourcing and construction waste management, achieving 4/13 points. In particular, we secured the full 2/2 points for Construction and Demolition Waste Management, strengthening resource efficiency throughout the construction process.

Indoor Environmental Quality (IEQ) – 6/16

For indoor environmental quality, we achieved 2/2 points for Enhanced IAQ Strategies, 2/3 points for Low-Emitting Materials and 2/2 points for Interior Lighting. Our engineering coordination focused on creating healthier indoor conditions while aligning air quality, material emissions and lighting requirements with the operational needs of the facility.

Innovation (IN) – 5/6

Innovation was another high-performing category, with 5/6 points achieved. We secured 4/5 points under Innovation together with 1/1 point for LEED Accredited Professional, reflecting the value of an experienced LEED management team and a certification strategy tailored specifically to the project.

Regional Priority (RP) – 3/4

We achieved 3/4 Regional Priority points through Reduced Parking Footprint, Rainwater Management and Heat Island Reduction. These credits allowed us to integrate sustainability measures that directly address regional environmental priorities into the overall LEED strategy.

Integrative Process (IP) – 1/1

We secured the full 1/1 point for Integrative Process by incorporating sustainability considerations into coordinated design and engineering decisions. This approach enabled energy, water and operational requirements to be evaluated together rather than as isolated certification topics.

What Is LEED?
