As ERKE, we managed the THY A.O. Taksim Sales Office and Experience Center with an integrated focus on sustainable interior design, energy performance and user comfort. Located in Istanbul, the project achieved LEED Gold certification under LEED v4 ID+C: Commercial Interiors with 67/110 points. Certified on June 4, 2026, the 1,975 m² project was designed as a sales office and experience center within a dense urban context. Throughout the process, we aligned LEED Commercial Interiors requirements with the project’s design and operational goals, creating an applicable, measurable and certification-ready sustainability framework across energy, water, transportation, materials and indoor environmental quality.

IP – Integrative Process: 2/2

As ERKE, we managed interdisciplinary coordination from the earliest decision-making stages of the design process and achieved 2/2 points in Integrative Process. This approach allowed us to evaluate LEED goals together with architectural, mechanical, electrical and operational requirements within a single performance framework.

LT – Location and Transportation: 17/18

We transformed the project’s central location in Istanbul into a strong LEED advantage and achieved 17/18 points in Location and Transportation. High-quality transit access, surrounding density and reduced parking footprint strategies were correctly integrated into the certification process, strengthening the value of a LEED-certified sales office in Istanbul.

SS – Sustainable Sites

Under LEED v4 ID+C: Commercial Interiors, the project was not scored through a separate Sustainable Sites category. Site-related and location-based sustainability decisions were therefore managed under the Location and Transportation category in line with the structure of the rating system.

WE – Water Efficiency: 10/12

In Water Efficiency, we focused on reducing indoor water consumption and achieved 10/12 points. We evaluated fixtures and use scenarios in line with LEED requirements, establishing a strong water-saving performance for this LEED-certified sales office and experience center.

EA – Energy and Atmosphere: 24/38

Energy performance became one of the highest contributing categories of the project, with 24/38 points achieved through ERKE’s engineering guidance. We structured Optimize Energy Performance, advanced energy metering and refrigerant management strategies according to the project’s dynamics, creating a measurable framework to support carbon footprint reduction.

MR – Materials and Resources: 4/13

In Materials and Resources, we managed material and waste strategies aligned with project objectives and achieved 4/13 points. We integrated a sustainable materials approach into the certification process through long-term commitment, environmental product declarations and construction and demolition waste management strategies.

IEQ – Indoor Environmental Quality: 4/17

Indoor Environmental Quality was addressed with a user experience-oriented perspective, resulting in 4/17 points. We managed enhanced indoor air quality strategies and interior lighting considerations to support user comfort, while optimizing other IEQ credits in line with the project scope, design priorities and operational needs.

IN – Innovation: 5/6

We delivered a strong performance in Innovation with 5/6 points. Through LEED Accredited Professional contribution and innovation strategies, we strengthened the certification value of the project and added measurable sustainability benefits to this LEED Gold interior project.

RP – Regional Priority: 1/4

In Regional Priority Credits, we achieved 1/4 point with a focus on optimized energy performance. By supporting energy efficiency in line with regional priorities, we helped make the project’s environmental impact more manageable within the Istanbul context.

What Is LEED?

LEED certification is an international green building rating system that evaluates buildings and interiors across energy, water, materials, comfort, transportation and environmental impact criteria. LEED certification enables design and construction decisions to be managed through measurable sustainability requirements. For interior projects, the LEED ID+C system focuses on key performance areas such as user health, operational efficiency and resource consumption.

ERKE’s Role

  • Green Building Consultancy and Certification Strategy: As ERKE, we managed the project through the Preliminary Assessment → Strategy → Certification process. With the engineering expertise we have built since 1995, we aligned the LEED Gold target with the project type, location advantages and employer priorities.
  • Sustainable Building Analyses & CFD: We supported energy performance, daylight, indoor comfort and system efficiency through engineering analyses. We optimized the project’s performance potential under LEED Commercial Interiors through measurable design and certification inputs.
  • Sustainable Materials Consultancy: We connected environmentally responsible product procurement management with LEED requirements. Material documentation, product declarations and waste management processes were coordinated to directly support the certification target.
  • Testing and Commissioning with System Safety Coordination: Through the commissioning approach, we supported core system safety, energy performance and operational continuity targets. We ensured that design decisions were correctly transferred into implementation and operation through technical coordination.

In the aviation sector, urban sales offices and experience centers are specialized spaces where brand interaction, operational efficiency and user comfort must be managed simultaneously.
