Scorecard Summary

Location and Transportation — LT: 10/16

As ERKE, we structured the location and transportation strategy to reduce environmental impact while supporting accessibility. Through our engineering guidance, the project achieved credits for sensitive land protection, surrounding density and diverse uses, access to quality transit, bicycle facilities, reduced parking footprint, and green vehicles. This category was configured in line with the project’s site conditions and operational needs.

Sustainable Sites — SS: 6/10

For the sustainable sites strategy, we focused on open space, rainwater management, and heat island reduction. The project achieved Rainwater Management 3/3 and Heat Island Reduction 2/2, showing the effectiveness of the site-related sustainability decisions we integrated into the design process. We aligned the site approach with both environmental priorities and the practical dynamics of an administrative building.

Water Efficiency — WE: 8/11

We optimized indoor and outdoor water consumption to strengthen the project’s LEED-certified office performance. The project achieved Outdoor Water Use Reduction 2/2, Indoor Water Use Reduction 5/6, and Water Metering 1/1. Through this approach, we created a measurable, trackable, and efficiency-oriented water management strategy.

Energy and Atmosphere — EA: 25/33

Energy performance was one of the strongest areas of the project. As ERKE, we managed the energy modeling and system optimization process, achieving Optimize Energy Performance 18/18, Renewable Energy Production 3/3, and Green Power and Carbon Offsets 2/2. The whole-building energy simulation documented 52.5% energy cost savings, directly supporting the project’s LEED Gold outcome.

Materials and Resources — MR: 3/13

We managed the materials and resources category with an optimum strategy tailored to the project’s procurement conditions and implementation priorities. The project achieved Environmental Product Declarations 1/2 and Construction and Demolition Waste Management 2/2. This enabled us to bring resource management, waste diversion, and product documentation into a measurable sustainability framework.

Indoor Environmental Quality — IEQ: 5/16

For indoor environmental quality, we focused on occupant health, indoor air quality, lighting control, and visual comfort. The project achieved Enhanced IAQ Strategies 2/2, Construction IAQ Management Plan 1/1, Interior Lighting 1/2, and Quality Views 1/1. We configured this category at an optimum level aligned with the project’s functional requirements and user experience goals.

Innovation — IN: 5/6

We integrated ERKE’s certification experience directly into the innovation strategy. The project achieved Innovation 4/5 and LEED Accredited Professional 1/1. Green cleaning, integrated pest management, site management, facility maintenance, and renovation policies were coordinated as value-adding sustainability components.

Regional Priority Credits — RP: 4/4

The project achieved full performance in regional priority credits with 4/4 points. We aligned sensitive land protection, reduced parking footprint, open space, and rainwater management strategies with the environmental priorities of Konya. This result strengthened the project’s local sustainability relevance.

Integrative Process — IP: 1/1

We implemented the integrative process approach from the early decision-making stages of the project. Architectural, mechanical, electrical, energy, and sustainability disciplines were coordinated under a shared performance framework, resulting in 1/1 point in this category.

Technical Information

The project is an administrative office building with a total area of 10,015 m². It was certified under LEED v4 BD+C: New Construction with a LEED Gold level and a final score of 67/110. As a LEED-certified office building in Konya, the project stands as a strong engineering and sustainability reference for institutional buildings within industrial zones.

What Is LEED?

LEED certification is an internationally recognized green building rating system that evaluates buildings across energy, water, materials, indoor environmental quality, transportation, site sustainability, and innovation. LEED aims to reduce the environmental impact of design and construction decisions while improving occupant comfort and operational efficiency. As ERKE, we approach LEED not only as a certification target, but also as an engineering strategy that enhances long-term building performance.

ERKE’s Role

  • Green Building Consultancy and Certification Strategy: We customized the Preliminary Assessment → Strategy → Certification steps according to the office building’s use profile, budget, site conditions, and certification goals. With the engineering expertise we have built since 1995, we transformed the LEED Gold target into a manageable, documentable, and applicable roadmap.
  • Sustainable Building Analyses & CFD: We integrated energy modeling, daylight strategy, comfort evaluation, and system performance analysis into the project decision-making process. This allowed us to align energy efficiency targets with both design requirements and LEED documentation criteria.
  • Sustainable Materials Consultancy: We guided the procurement process for environmental product declarations, waste management, and resource efficiency. By developing a material strategy suited to the project reality, we incorporated sustainable product management into the certification scope.
  • Testing and Commissioning Coordination: We treated commissioning as a critical quality assurance tool for energy performance and system reliability. Mechanical, electrical, and renewable energy systems were coordinated and documented in line with LEED requirements.

Sectoral and Environmental Contribution

Konya Organize Sanayi Bölge Müdürlüğü Binası demonstrates that administrative buildings within industrial zones can become strong sustainability references, not only through their operational function but also through their environmental performance. As ERKE, our LEED New Construction strategy supported reduced energy and water consumption, improved user comfort, measurable system performance, and a managed carbon impact. The project offers a scalable model for sustainable management buildings in industrial ecosystems.

Conclusion

Konya Organize Sanayi Bölge Müdürlüğü Binası’s achievement of LEED Gold certification with 67/110 points is a direct result of ERKE’s technical accuracy, integrated design approach, and certification management expertise. To achieve similar sustainability success in your projects, contact us.
