Located in Kocaeli, Turkey, EAE DL-4 FABRIKASI achieved LEED Silver certification with 50 out of 110 points under the LEED v4 BD+C: New Construction rating system, demonstrating a comprehensive sustainability approach focused on energy efficiency, water conservation, responsible resource use, and improved environmental performance in an industrial manufacturing facility.

Project Summary:

LEED Strategies Behind the Achievement (SCORECARD SUMMARY):

  1. Integrative Process (1/1 Point): The project earned the full Integrative Process point, supporting a coordinated design approach in which energy, water, and building systems were evaluated together to improve overall environmental performance.
  2. Location and Transportation (5/16 Points): The project earned points for Sensitive Land Protection, Surrounding Density and Diverse Uses, Reduced Parking Footprint, and Green Vehicles. These measures supported responsible site selection, reduced dependence on conventional parking infrastructure, and encouraged the transition toward electric mobility.
  3. Sustainable Sites (6/10 Points): Full points were achieved for Rainwater Management and Heat Island Reduction, together with the Site Assessment credit. The project earned 3/3 points for rainwater management and 2/2 points for heat island reduction, strengthening stormwater control and reducing the thermal impact of developed surfaces.
  4. Water Efficiency (8/11 Points): Water conservation was one of the project’s strongest performance areas. The project achieved 6/6 points for Indoor Water Use Reduction, documenting 79.51% savings, while outdoor irrigation demand was reduced by approximately 70%. Building-level and additional water metering measures also supported effective monitoring and management of water consumption.
  5. Energy and Atmosphere (12/33 Points): Whole-building energy simulation demonstrated 25.2% energy cost savings compared with the ASHRAE 90.1-2010 Appendix G baseline, earning 10/18 points for Optimize Energy Performance. Advanced Energy Metering and Enhanced Refrigerant Management also contributed to improved operational efficiency and environmental performance.
  6. Materials and Resources (4/13 Points): The project incorporated Environmental Product Declarations, responsible sourcing considerations, recycling infrastructure, and construction and demolition waste management. Full 2/2 points were achieved for Construction and Demolition Waste Management, reinforcing a systematic approach to waste reduction and material recovery.
  7. Indoor Environmental Quality (6/16 Points): Enhanced Indoor Air Quality Strategies received 2/2 points, while Low-Emitting Materials earned 2/3 points and Interior Lighting earned 2/2 points. Lighting controls were provided for 92.26% of individual occupant spaces and 100% of shared multi-occupant spaces, supporting healthier and more comfortable indoor environments.
  8. Innovation (5/6 Points): Innovation strategies included LEED O+M starter practices, an all-LED lighting strategy, exemplary performance in indoor water use reduction, and exemplary performance in reduced parking footprint. The project documented 79.51% indoor water savings and an 83.74% reduction in parking footprint relative to the applicable benchmark, while also earning the LEED Accredited Professional point.
  9. Regional Priority Credits (3/4 Points): The project received Regional Priority points for Reduced Parking Footprint, Rainwater Management, and Heat Island Reduction. These achievements demonstrate a strong response to environmental priorities considered especially relevant to the project’s regional context.
